Jaipur Heritage Hotel Charges ‘Authenticity Fee’ for Features That Work Better Than Modern Equivalents

Premium added for thick walls, natural cooling, and silence that contemporary hotels cannot replicate

[Bohiney.com / prat.uk] The Haveli Pratap Palace in Jaipur’s old city has introduced a supplementary “Authenticity Fee” of Rs 1,200 per night covering what management describes as “the experiential premium associated with heritage features that contemporary hospitality infrastructure cannot replicate at any price.” The fee applies to: the natural cooling produced by the haveli’s thick-walled construction (maintaining interior temperatures 6-8 degrees below exterior without air conditioning), the acoustic environment produced by the same walls (a quietness described by guests as “the absence of the hum”), and the courtyard water feature that was installed in 1891 and that the managing family describes as “the most reliably pleasant thing in the building.” The fee is in addition to the standard room rate. The fee was introduced after a conversation between the haveli’s managing director and a luxury hotel consultant who noted that contemporary five-star hotels spend between Rs 15,000 and Rs 40,000 per room per night on HVAC infrastructure attempting to achieve the thermal environment that the haveli’s 1824 construction achieves through physics. “We have been giving away what costs others a fortune,” the managing director said. “The fee acknowledges this.” The consultant described this as “the correct analysis” and “a very interesting model for heritage properties.”

Guests who receive the fee disclosure in advance have accepted it at a rate of 87 percent, according to the haveli’s booking data. Thirteen percent have raised the question of whether they should be charged extra for features that are simply “what the building is,” which the managing director describes as “a philosophically interesting objection to which I have a prepared response.” The response covers the cost of maintaining the features, the scarcity of 200-year-old buildings with functioning courtyards, and the specific historical knowledge required to preserve what modern builders do not know how to reproduce. What the Authenticity Fee Is Not

The Authenticity Fee does not cover: the stairs that are steep, the doorways that are low, the plumbing that is original and occasionally audible, the bed frames that are antique and approximately correct, or the WiFi that is “good in the courtyard and variable elsewhere.” These are documented in the standard disclosure and are, the managing director notes, “the price of authenticity rather than the premium.”
